SuDS Report for a Planning Application in Waltham Forest

Nimbus Engineering was appointed to support a planning application for the redevelopment of an existing HMO building into a new five-apartment residential development within the London Borough of Waltham Forest.

The client required a report to validate their planning application, and we worked closely with them throughout the process to deliver a concise Sustainable Drainage Systems (SuDS) report, supported by the necessary hydraulic calculations, all within the required timeframe.

Our proposed drainage solution was not only technically feasible for the site, but also cost-effective for the client, while remaining fully compliant with:

  • The London Plan – Policy SI 13 (Sustainable Drainage)

  • National SuDS standards and guidance

  • Local planning and LLFA requirements

Need a SuDS Report for Planning in Waltham Forest?

Are you seeking a professional SuDS report to support a planning application in the London Borough of Waltham Forest?

At Nimbus Engineering, we specialise in producing:

  • Flood Risk Assessments (FRA)

  • Drainage Strategy Reports

  • Combined Flood Risk and SuDS Reports

  • Standalone SuDS Reports

All reports are tailored specifically to the planning requirements of Waltham Forest Council and its Lead Local Flood Authority (LLFA).

Proven Experience Across Waltham Forest

We have successfully completed hundreds of Flood Risk Assessments and Sustainable Drainage System (SuDS) reports—also known as Drainage Strategy Reports—to support planning applications ranging from small residential extensions to large-scale commercial and residential developments.

Our reports are also widely used to discharge planning conditions across the borough.

Through this extensive experience, we have developed detailed knowledge of:

  • Local drainage and sewerage networks

  • Site constraints and development patterns

  • Ground conditions and underlying geology

This local, site-specific understanding allows us to deliver accurate, efficient, and planning-compliant drainage strategies.

Why Is a Flood Risk Assessment Required?

A Flood Risk Assessment (FRA) determines whether a proposed development is at risk from flooding, including:

  • Surface water flooding

  • Groundwater flooding

  • River flooding

  • Other potential flood sources

Where any risk is identified, our engineers design robust mitigation and resilience measures to ensure the development is safe for its entire lifetime and does not increase flood risk to neighbouring properties.

What Is a SuDS Report?

A SuDS (Sustainable Drainage Systems) report sets out how surface water runoff from a development will be managed sustainably.

The primary aim is to control surface water as close to its source as possible, ensuring the development does not increase flood risk on-site or downstream, while also supporting environmental and planning objectives.

The London Plan – Policy SI 13: Drainage Hierarchy

Under The London Plan (Policy SI 13), all developments are expected to incorporate SuDS unless demonstrated to be impractical. Drainage proposals must follow the drainage hierarchy below:

  1. Store rainwater for later use

  2. Use infiltration systems (e.g. permeable paving), where ground conditions allow

  3. Attenuate water in ponds or open water features for gradual release

  4. Attenuate water in tanks or sealed systems

  5. Discharge to a watercourse

  6. Discharge to a surface water sewer

  7. Discharge to a combined sewer

Drainage systems should also contribute to wider planning objectives, including water quality, biodiversity, amenity, and urban design.

Waltham Forest LLFA Planning Requirements

Waltham Forest’s Lead Local Flood Authority (LLFA) recommends that a SuDS or Drainage Strategy report is submitted at the planning application stage.

This early submission helps developers:

  • Understand drainage constraints at an early stage

  • Accurately forecast construction costs

  • Avoid delays or objections during planning determination

Our Approach at Nimbus Engineering

At Nimbus Engineering, we work collaboratively with developers, architects, and planning consultants to deliver drainage strategies that are:

  • Technically robust

  • Planning-policy compliant

  • Cost-effective and buildable

We focus on practical SuDS designs that can be implemented on site, helping to avoid unexpected costs, redesigns, or delays at the planning condition or construction stages.
